Many people find themselves unable to decide what to do with an old family house that no one lives in any more. "Putting a kominka to use" tends to conjure up large-scale renovation, but the options can be sorted into three: let it go (sell), let someone else live in it (rent), or keep it for now and look after it. None is the right answer for everyone; it depends on the condition of the building, your family's circumstances, and what you expect to do with it later. Old houses are said to deteriorate faster once they are empty. Without air and light, damp builds up, and when water is never run, the traps in the drains dry out. Even if you are in no hurry to decide, a minimum of care — opening the windows regularly, checking the ceilings and eaves for signs of leaks, not letting the garden run wild — keeps your options open, whichever way you eventually go. If you are thinking of renting it out, there are a few things worth settling first: clearing belongings left behind, such as a household altar or furniture; the state of electricity, water and gas; a check for leaks and termites; and where to draw the line between what the tenant looks after and what the owner repairs. The house does not have to be restored to the standard of a new build. Some owners keep the character of the old house and repair only the parts that are badly worn before renting. A good first step is simply to ask what is possible with the house as it stands. You do not need to limit yourself to a single source of advice. Many municipalities run consultation desks or vacant-house banks for empty homes, and real-estate companies and businesses used to handling old houses can also listen. Support schemes differ by municipality and by year, so always confirm the latest details at the desk itself. Iccha LLC also takes enquiries about renting machiya and kominka.
